Luxurious living at the prestigious new Bayside enclave in Katama -- Architect-designed luxury home with pool plus private deep water dock and beach access on Katama Bay.

This newly constructed home features a modern design first floor with open Living, Dining, and Kitchen Areas. The Living Area has a two-story wall of glass windows that look out on the pool and back yard areas. There is a floor-to-ceiling stone fireplace with sofa and chair seating with large screen TV. The Dining/Kitchen Area also has a wall of glass windows looking out toward the pool. The Dining Area also has a wet bar, refrigerated drawers, and beverage refrigerator. The fully-equipped Chef's Kitchen has commercial stainless and cabinet-fronted appliances with a large prep island/breakfast bar, stone counters, custom cabinets, and a separate walk-in pantry. Glass doors open out to a large screened porch with seating.

One of the two Primary Bedrooms is also on the first floor. It has a deluxe en suite private bath. There is also an additional Bedroom and shared Bath, as well as Laundry and a separate Office. The second Primary Bedroom is upstairs and also has a deluxe en suite Bath. Two other Bedrooms share a full Bath. There is also an open Lounge Area that overlooks the first floor Living Area. plus there is a separate third floor Loft Area with hangout space, table and chairs.

Outdoor entertaining centers around the heated 20 by 40-foot pool. The saltwater pool has a Prism Blue Pebblesheen finish. It is a "sports-style" pool that is 3.6-feet deep at each end, and 7.9-feet in the middle. There is a  large stone patio with sun lounging area, plus dining area with a table with umbrella and chairs. Just off the pool area is the screened porch, which has sectional sofa and chair seating.

The private Association dock and beach area is nearby. The house includes access to private dockage for a boat up to 42-feet with electrical and water service (please contact and arrange with us ahead of time, if you would like to bring your boat). There is a footpath that leads to the dock and beach. NOTE: Beach use for the house is only permitted on the stretch of beach on the south side of the dock.

You are about a mile from South Beach and two miles from downtown Edgartown Village. The bike path is at the end of the road. 

POOL NOTE: Pool is heated to 81 degrees and included in the rent for July and August. There is a heating surcharge of $400/week at other times, if open. Pool is generally open thru mid-October. Please inquire. Pool cover is the main pool safety set-up. Close the cover any times not using the pool.

TURNOVER DAY: Summer 2025 turnover day is Friday. However in 2026, turnover day changes to Saturday.
