This brand new luxury home sits on the shores of Katama Bay in the prestigious new Bayside enclave. It's been nicely designed for indoor-outdoor living with pool, patio, fire pit, and screened porch, plus nearby access to a deep water dock with power and electricity. There are water views of Katama Bay on out to Chappaquiddick from many locations throughout.

The architect-designed home features a modern first floor layout with open Living, Dining, and Kitchen Areas that all enjoy the water views. The Living Area is framed by a wall of glass doors and panels that look out over the pool and water. There is sofa and chair seating with a fireplace, TV, and custom built-ins. The Chef's Kitchen and Dining Area share the other side of the space. There is a large center prep island/breakfast bar, commercial appliances, stone counters, and a separate walk-in Pantry. Doors open to an outdoor Dining Area and the Screened Porch with Outdoor Living Room.

The first floor also has one of two Laundry Rooms, a private office, and three of the six Bedrooms. There are Primary Bedrooms on the first and second floor, both enjoying water views and deluxe private en suite Baths, and walk-in closets. The other Bedrooms on both floors share Full Baths. 

Outdoor entertaining centers around the heated saltwater pool that is 18 by 39-feet with a PebbleSheen finish and western facing built-in sun bench. The pool gets gradually deeper from the end with the stairs and has a large granite surround with poolside seating and lounging. In addition to the pool area entertaining spaces also include the covered Dining Area, Screened Porch, and fire pit with seating.

The private Association dock and beach area is nearby. The house includes access to private dockage for a boat up to 42-feet with electrical and water service (please contact and arrange with us ahead of time, if you would like to bring your boat). There is a footpath that leads to the dock and beach. NOTE: Beach use for the house is only permitted on the stretch of beach on the south side of the dock (to the right facing the water).

You are about a mile from South Beach and two miles from downtown Edgartown Village. The bike path is at the end of the road.

POOL NOTE: Pool is heated to 81 degrees and included in the rent for July and August. There is a heating surcharge of $400/week at other times, if open. Pool is generally open thru mid-October. Please inquire.

TURNOVER DAY: Summer 2025 turnover day is Friday. However in 2026, turnover day changes to Saturday.
