Travel Arrangements
Advance car ferry reservations are mandatory when you are planning to visit the island during the peak summer months. It's important to confirm travel arrangements prior to booking your stay. Advance car ferry reservations go on sale in mid-January for the following year and we highly recommend that you make your car ferry reservations as early as possible in the season. You can make car ferry reservations online at the Steamship Authority or by calling them directly at (508) 477-8600.
How We Work And What To Expect
The Lease Process
Once you've chosen a rental property, we'll prepare the lease agreement and send it along for your review. Please read the lease carefully as it is a legal binding agreement. When you make a booking for a vacation rental property, you will enter into a Lease Agreement contract with the Landlord/Owner for the use of the property and any services, which the Landlord/Owner agrees to provide or arrange for you. We will also send you the Point B General Booking Conditions, which outline our rental policies and procedures.

Payment Schedule
Once you receive the lease agreement, you can review, sign, and make payment arrangements for the initial deposit as outlined on the lease payment schedule. The balance of the rental fee, plus the cleaning fee and security deposit is due 60 days prior to your arrival. We accept personal checks, ACH payments, and bank wire transfers. The security deposit will be returned to you no later than sixty (60) days after vacating the premises, less any deductions as outlined in the lease agreement, provided the property is left clean and there are no damages.

Cancellation Policy
We understand that unforeseen circumstances may arise which may cause a change in your vacation plans. If this happens, please notify us as soon as possible and we will work to find a replacement tenant to assume your responsibilities under the lease. If we are successful in doing so, you will receive a refund, less the admin fee and 15% booking fee. Comprehensive travel insurance is highly recommended and we’ll include information about how to purchase travel insurance with your lease documents.

Our dedicated Concierge Services staff is also available to assist with special arrangements for your arrival and stay. We want to make sure that you can relax and enjoy your vacation from the moment you arrive!

Arrival Coordination
Your Point B Agent will reach out to you a few weeks prior to your arrival, to coordinate details for your arrival and stay. Your welcome packet and property keys will be available for you to pick up at the Point B Realty office after 2:00 p.m. on the start date of your lease. You can also make special advance arrangements for Express Check-In and Check-Out, as well as Grocery Shopping and Delivery, through our Concierge Services team.
Getting to Know You
On the morning of your departure, we ask that you leave the home in tidy condition, which includes removing all of the food from the cabinets and refrigerator, and the placing the trash in the receptacles provided. Please note that you can drop off any unopened, nonperishable items at Point B Realty office when you drop off your keys. We will donate and drop these off at the Island Food Pantry on your behalf. Our concierge services team can also pick up your food donations for you when you arrange for Express Check-Out service.
